We are pleased to share that Stamford Health has signed a lease for 65,667 square feet at 260 Long Ridge Road

The corporate parent of Stamford Hospital has signed a long-term lease for 65,667 square feet in an office and medical building at 260 Long Ridge Road in the city.

Terms of Stamford Health’s lease with Building and Land Technology were not released. The lease of the space at 290 Long Ridge Road more than doubles Stamford Health’s presence in that part of Stamford. The health care organization already has 46,392 square feet of space at 292 Long Ridge Road that is leased from another company.

Stamford Health’s main campus is located closer to the city’s downtown at One Hospital Plaza.

Liz Longmore, chief operating officer at Stamford Health, said the new space at 260 Long Ridge Road will be occupied in phases, with the first 30,000 square feet opening in late 2025. The newly-leased space represents an expansion of the health care organization’s ambulatory network, Longmore said.

“The first phase will include relocating some existing outpatient services and medical specialty services so that we can provide more appointment availability and hire additional physicians and advanced practice providers to care for our patients,” she said.

The medical and office building that Stamford Health is moving into is already occupied by Yale New Haven Health’s Long Ridge Medical Center. In addition to the presence of Yale New Haven Health, 260 Long Ridge Road is also home to Dermatology Physicians of Connecticut, which signed a 5,625 square foot lease space in the building in September 2023.

Carl Kuehner, who is chairman of Building and Land Technology, said the clustering of health care operations in that part of Stamford shows the “corridor is pivotal to the economic resurgence occurring in the market, which is being aided by the city’s investment in modernizing infrastructure and supporting smart planning.” Building and Land Technology is also headquartered in Stamford.

The lease at 260 Long Ridge Road by Stamford Health represents one of the largest in the city this year, Building and Land Technology officials say.

The building is located mid-way between Stamford’s downtown and the Merritt Parkway. It is also in the midst of a significant retail redevelopment effort taking place along High Ridge Road that includes a Whole Foods supermarket, which will soon join food and beverage establishments that have already opened, such as Starbucks, Shake Shack, and Frank Pepe Pizzeria Napoletana.

Stamford Health’s new least represents the convergence of several health care trends, according to Angela Mattie, a professor of management and medical sciences at Quinnipiac University.

For starters, Mattie said, expanding a health care organization’s presence in the area of ambulatory care represents a smart business decision. Because ambulatory care encompasses primary care services, it serves as a gatekeeper for consumers’ access to acute care.

It also is another example of an ongoing trend in which health care organization seek to make service more accessible to suburban consumers, she said.

“I’m sure this has undergone a significant analysis,” Mattie said. “This is not the kind of project you go into without really thinking it through.”

The corridor will also soon also see the development of the Mozaic Senior Living complex.
